This review of Legal Iuris is written primarily for the benefit of any Irish or UK citizens who may be considering purchasing a property in Spain and using this firm to act on their behalf. I attended the A Place in the Sun exhibition in Dublin Ireland in October 2023, where I had an introduction to Legal Iuris. My initial impression of Legal Iuris was very positive. Their presentation came across as very professional regarding the services they claimed to provide to overseas buyers, and their verbal quotation for acting as our legal representatives in purchasing a home in Spain seemed reasonable. And it's there unfortunately, the positivity I had with Legal Iuris ends. See below a snapshot of some of the problems that I encountered with Legal Iuris. • They failed from the outset to issue a copy of their quotation in writing, despite receiving a written request from me for same,as is considered normal practice in the legal profession. • They failed to supply the phone contact details of the lawyer and his assistant Hannah, who was assigned to handle the purchase. All contact with the Legal Iuris lawyer and his assistant was conducted by email. • They levied fees to my invoice, without prior discussion and my approval as their client. . They gave me less than 48 hours final confirmation that they were unable to attend the Notaries office to oversee the signing of the purchase contract, and demanded that they be facilitated with a different date, despite knowing full well that we were, for valid reasons ,unable to change the date at short notice. Examples of Unauthorised Fees are. * I made a general enquiry about tax due on the property, and additional fees of €120, + €150 for making an appointment with the Spanish Embassy in Dublin, was charged to my invoice There was no discussion beforehand regarding these extra fees. In fact, I was unaware of these fees until I eventually got a breakdown of their costs, which I can attest that they were very reluctant to issue. * A document called Nota Simple is required when you purchase a property in Spain. The actual cost of a copy of this document is in the region of €10. Legal Iuris charged my invoice €200 extra, on top of their fees. * They initially refused to issue an itemised breakdown of the fees that they applied to my invoice, and became highly belligerent and offensive when I insisted on same, implying that I was being disrespectful of their work, that I was being untruthful and, I was only raising issues in order not to pay their fees. They then had the audacity to charge me an extra €60 for a copy of the breakdown of their charges on the invoice when they eventually did issue it. To date, they have refused without any valid reason to issue a receipt for the fee paid, claiming that the invoice is proof of payment. My lasting impression of Vincente Ruiz and Legal Iuris is that they took full advantage of my naivety and trust, to maximise their monetary gain from this purchase, and they became extremely belligerent and offensive when I called them to account. ADDENDUM I stand over everything I have written in this review of my experiences dealing with Vincente Jose Garcia Ruiz and Legal Iuris, particularly after reading his response to my review of his firm, a review based on my experiences as a Legal Iuris client. *Legal Iuris are being untruthful in their reply to my review regarding the fees they levied to my invoice. *Legal Iuris are fully aware that the €200 fee for the Nota Simple did NOT include fees for any other service. All services mentioned in the reply were charged separately to my invoice. *Legal Iuris did NOT subsequently issue a written quotation as stated in their reply. *There were NO phone or video calls to Ruis or his assistant Hannah, simply because they neglected to issue their contact details when I requested them. I suggest that you should have followed your own advice in this instance,before responding to my review of you in particular,and your legal firm. Legal Iuris. The first class, efficient service delivered by Mar and Kirsty made my holiday home purchase experience completely stress free. Communication was excellent and they were always available to assist and advise on all aspects of buying a property in Spain. I would highly recommend their services and feel assured that they will be there should I need them again in the future.

Following a total failure by an immigration services company my wife and I were at our wits end. We recently bought a house in the beautiful area of La Marina in Alicante. The purchase was done via a company called Barclays & Watson Real Estate. As a purchaser, they offer you the option to take care of all your legal requirements. Following this, they use a legal company called Legal iuris. A lady called Mar Sanchez contacted us. It became clear from the first e-mail that Mar was very professional. Then, after our initial telephone conversation it confirmed to us that we could fully trust Mar and the company she represents. Choosing the correct legal representation when buying a property in Spain is a difficult and crucial decision. You are investing your savings, into your dream home and you need someone you can trust. When you buy a property in Spain you have lots of things to consider; bank accounts, NIE numbers, potential power of attorney, wills, utility bill transfers, house insurance, this to name a few. At all stages Mar from Legal iuris explained everything in fine detail. I would go as far as saying, she held our hand throughout the whole process. Any questions or concerns that may have sounded silly, were always answered in fine detail and in a timely manner. Mar’s work colleague Kirsty was equally as helpful, this for any of the days Mar may have been out of the office on meetings etc. Now after the completion date, Lauren from the aftersales department is confirming everything and keeping us up to date on all the utility bill transfers and new set ups etc. Overall, I have no hesitation in highly recommending Mar Sanchez and all the team from the company of Legal iuris. Quite simply a fantastic, professional, trustworthy and value for money legal service. If I need to sell or buy another property in Spain, I would certainly use them again.
